Florian Hsueh
Founding partner
Florian opened the firm to be the lawyer he wished the sellers on his first closings had.
He started in a title company's back office, reading the records that decide who owns what, and moved to the lawyer's side of the table when he saw how rarely anyone explained those records to the people they affect.
He takes the files with a question mark on them: an old lien, a missing signature, a fence on the wrong side of the line.

Why Florian reads back further than the search asks
A title search answers one question: who owns the house today. Florian also asks how they came to own it, because that is where the surprises sit.
Most files are clean, and he says so. When one is not, he would rather you hear it during the contract period, while you can still choose, than at the table.
