Before you sign
Read it before you sign it
A purchase contract is a stack of promises with dates attached. We read it before you sign, mark what is unusual, and explain the deadlines for the inspection, the loan and the closing in plain words.
If the seller's answer to your request is no, we tell you what you can still ask for. If the house comes with a problem, you hear it while you can still walk away.
Contract review before you sign
Inspection and repair requests, in writing
Loan terms and closing figures checked against the contract
A title search read for liens, easements and old claims
Our flat fee for a standard purchase, quoted in writing after the first meeting

How a purchase runs with us
- 01
Step 1: You send the contract
Email it, or bring it in. We read it the same day and call you with the parts that matter.
- 02
Step 2: We ask for what you need
Repairs, credits, a later move-in date. We write each request so the seller can answer it.
- 03
Step 3: We read the title
A search of the public record shows who owns the house, what is owed against it and what rights others have in it.
- 04
Step 4: You sign and get the keys
We check the closing figures before the table, so nothing at the signing is new to you.
Questions from people buying
Should a lawyer read the contract before or after I sign?
Before. After signing, most of what you could have changed is fixed. Send it the day you get it, even if the agent says it is standard.
What does your flat fee leave out?
Title insurance, recording fees, transfer taxes and any lender charges are set by others and billed to you at closing. We list each one for you in advance.
Can you work with my agent and my lender?
Yes. We send our questions to the agent, ask the lender for figures in writing, and keep you on every message.
Have a contract in hand?
Send it over today. We will tell you what it says and what to ask for before the deadline.
